Pre-completion inspections allow us to inspect your property before you move in! We then generate a report to send to you, and subsequently the developer. The upside to this is that snags can be rectified before you ‘complete’ and move in. This saves you the inconvenience and time of dealing with sporadic contractor visits. The below template will be used on pre-completion inspections, as set out by the New Homes Quality Board (NHQB) guidelines. Once the inspector finishes the inspection, snags will be checked against allowable tolerances and the report will be finalised in the office. This will be seconded by another inspector and sent over to you within 48 hours of the inspection.
Post-completion inspections are very similar to pre-completion inspections, but they allow us to be fully comprehensive without following any pre-determined template. Developers can restrict access and offer us limited time slots on pre-completions as the house is still technically their property, this isn’t the case with post-completions. With the house being your property, the full day will be booked out of the inspectors diary for the visit. The standard back office procedure will apply and the report will be sent to you within 48 hours of inspection.

Brickwork will be checked against standards such being plumb and flat, as well as aesthetics such as colour banding and chipped/damaged bricks. We will also check weep vent and air brick installations are compliant when carrying out our property inspection.
We test the depth and quality of topsoil against regulations to ensure your garden can flourish as intended.
Garages will be checked to ensure brickwork, floors, roofs, services, windows and doors are in line with regulations. Wall plates must also be strapped correctly.
Driveways must be finished correctly to avoid deterioration with correct falls for drainage.
We check slabs are stable, aligned, free from damage and fall correctly to the regulations
Gutters must show no signs of leakages or blockages, fall correctly, be sufficiently clipped and use the right fixings to avoid cracking
We check roof tiles are free from excessive colour banding, cracks/chips and lips. Leadwork must be sealed properly with a tidy finish
We inspect meter boxes to ensure they are securely fixed, level and sealed at entry points (fire seal where applicable)
Turf should be free from dead areas and visible flooding. Planted areas should be well presented with reasonable spacings and coverage
Timber should be treated where applicable, and presented free from damages with a consistent finish. Posts, panels should be plumb and square. Gates must be aligned with hinges, catches and locks operating smoothly
Windows are inspected against fire regulations - distance from ground, height and width of the window must all meet the standards. Windows are also checked to ensure they have been commissioned correctly ahe function as intended
We complete thermal imaging on all inspections as standard, this helps us identify any heat leaks in your home. This could come in many forms such as incomplete cavity insulation, unsealed floors, incorrectly sealed windows etc. once any leaks are rectified by the developer, your home will be more environmentally friendly and cost-efficient
We check all sockets are safe and correct, switches work correctly and fans function as intended. The consumer until will also be inspected to ensure it is installed correctly, everything is labelled, and it is signed and dated by the electrician
We check moisture levels on your walls. Leaks are common place in construction and can leave plasterboard damp and damaged, which may take years to become apparent
Appliances supplied by the builder will be checked to ensure they work correctly. Units must be installed square, plumb and flush. Doors and draws should be aligned with soft closers fitted as necessary. All other checks will be completed where applicable
We inspect all types of flooring to ensure they are flat, level and laid correctly without defects such as chipped tiles, pulled threads and sub-optimal cuts
